Job Description

Position Summary

The Senior General Manager (Office) is the team leader who has the responsibility to increase value and liquidity of the shopping center.  This position will maintain the physical integrity of the property, create an environment which enhances the guest experience, tenant sales, community connections, and positions the property for future growth. The Senior General Manager (Office) must possess advanced real estate management experience and will utilize that experience to achieve operational excellence in all areas.

Responsibilities

  • Consumer and Community Focus:

    • Develop mutually beneficial relationships with local officials, key stakeholders, governmental leaders and community organizations.

    • Position the property as a prominent influencer in the local economy and marketplace.

    • Identify opportunities to create meaningful partnerships and experiences that drive community connection with the property.

  • Retailer Focus:

    • Maintain strong relationships with all tenants to gather analytics on sales performance, merchandise trends, top performing categories/brands, best practices, awards and success stories.

  • Employee Focus:

    • Demonstrate executive leadership by guiding successful teams representative of the company’s core values Humility, Attitude, Do the Right Thing, Together and Own it.

    • Manage and develop the talent of the property team while ensuring compliance with all company policies and procedures

  • Financial Focus:

    • Develop and execute strategic plans that enhance the value and position the property for growth.

    • Prepare and manage ordinary capital and operating expense plans to meet or exceed company expectations. 

    • Support the real estate tax team in developing proactive tax strategies.  Monitor timely payment of all parcels. 

    • Assist in managing tenant receivables to achieve company objectives.

  • Office Leasing Focus:

    • In cooperation with the corporate Director of Office Leasing, manage aspects of the property’s office leasing including, leasing, reporting, operations and broker relations.

  • Other Areas of Focus:

    • Provide direction and support to the operations team so they may provide a clean, safe and secure standard by creating an environment with attention to detail in all operational standards. Areas include but are not limited to: safety and security, repairs and maintenance, capital planning, crisis management, sustainability, tenant/landlord construction and vendor/contracted services oversight.

    • Lead the team and act as the primary point of contact for the property during local crisis events.

    • Where applicable, in collaboration with the Joint Venture team, foster a strong partner relationship founded in excellent communication and accurate reporting.

    • Participate in Manager on Duty (MOD) rotation

    • Other duties as assigned

Qualifications           

  • High School Degree or GED required

  • Bachelor’s or Master’s degree preferred

  • CRRP designation or equivalent certification preferred

  • 5 - 8 years of regional shopping center management or 8+ years of comparable experience required

  • Strong ability to lead and influence a diverse group of people

  • Ability to communicate effectively, supervise, train and direct a mall operations team and contracted services

  • Adept in financial analysis, budgeting and forecasting

  • Strategic business orientation while maintaining attention to detail

  • Proven ability to manage capital projects

  • Strong project management and organizational skills

  • Computer skills: Excel, Word, Outlook, PowerPoint

  • 3 years of supervisory experience, 5+ years preferred

Compensation

  • Salary type: Exempt 

  • Pay Frequency: Bi-weekly

  • Annual Base Salary Range: $135,000 - $190,000

  • Annual Bonus: 30%

  • The noise level in this work environment is usually moderate.
