SUMMARY

The Production Analyst supports the Colliers Institutional Equity Advisory team, a group within Colliers Debt & Structured Finance that raises joint venture, preferred, and recapitalization equity for commercial real estate sponsors nationwide. The team advises developers and owners, primarily in multifamily, on structuring and placing LP capital with institutional investors, including pension funds and their advisors, insurance companies, private equity real estate funds, sovereign and foreign capital, and family offices. The Analyst provides cash flow modeling, underwriting, marketing, and execution support across the full life of an equity raise, from the initial sponsor pitch and investor targeting through term sheet negotiation and closing. The role is well suited to a candidate with investment banking, consulting, or principal investing training who wants direct, hands-on exposure to institutional real estate capital formation.

ABOUT THE TEAM

  • Institutional equity advisory. Raise joint venture, programmatic JV, co-GP, preferred equity, and recapitalization capital on behalf of commercial real estate sponsors, with a focus on multifamily development, value-add, and stabilized investments
  • National coverage. Execute assignments in major and growth markets across the United States, working alongside Colliers debt, investment sales, and capital markets professionals in local offices
  • Deep investor relationships. Maintain active dialogue with a broad universe of institutional LP capital and track evolving mandates, return requirements, and structuring preferences
  • Sponsor-side advice. Help sponsors position their business plans, structure JV economics and governance, and run competitive processes that deliver well-aligned, long-term capital partners
  • Lean, deal-driven culture. A small team running multiple concurrent raises, where precision in models and materials directly affects investor confidence, and where analysts take on real responsibility early

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Build and maintain institutional-quality cash flow models for development, value-add, and stabilized assets, including rent roll and operating statement analysis, development budgets, sources and uses, debt assumptions, returns analysis (IRR, equity multiple, yield on cost, cash-on-cash), and sensitivity and scenario analyses
  • Model joint venture structures, including multi-tier distribution waterfalls, promotes, preferred returns, fees, and co-investment, as well as preferred equity and recapitalization terms; compare investor proposals on a like-for-like basis
  • Prepare investor marketing materials, including offering memoranda, teasers and executive summaries, investor presentations, sponsor pitch books, market overviews, and case studies
  • Support equity raise processes by building target investor lists by mandate, managing NDAs and data rooms, tracking investor outreach and feedback, maintaining process timelines, and summarizing term sheets and LOIs for sponsor decision-making
  • Research and summarize submarket fundamentals, rent and sale comparables, supply pipelines, investor mandates, return thresholds, and JV pricing trends to help position opportunities and advise sponsors
  • Support business development by evaluating new opportunities, reviewing sponsor track records, and preparing pitch materials and engagement proposals
  • Coordinate with sponsors, investors, Colliers professionals across debt, investment sales, and local offices, and third-party consultants to gather information, resolve questions, and keep transactions moving from engagement through closing
  • Review and organize due diligence materials, including sponsor track records and financials, appraisals, environmental and property condition reports, market studies, development budgets and schedules, entity documents, and JV agreement term summaries
  • Maintain the investor database (CRM), pipeline reports, deal files, a database of comparable JV terms and pricing, and the team’s closed-transaction library with accuracy and timely updates
  • Participate in pipeline reviews, sponsor and investor calls, and internal strategy discussions; capture notes, action items, next steps, and follow-up responsibilities
  • Exercise sound judgment, confidentiality, responsiveness, and professionalism when handling sponsor, investor, and internal Colliers information
  • Regular and reliable attendance required
  • Other duties as assigned

REQUIRED EDUCATION AND EXPERIENCE

  • Bachelor’s degree required, preferably in finance, real estate, accounting, economics, business, or a related field
  • 1–2 years of post-graduate experience in investment banking, management consulting, or principal investing strongly preferred; commercial real estate experience in capital markets, acquisitions, development, or asset management a plus
  • Advanced proficiency in Microsoft Excel, PowerPoint, and cash flow modeling, including building real estate pro formas and JV waterfall models from scratch
  • Familiarity with CoStar, Yardi Matrix, Argus, or similar real estate data and valuation tools a plus
  • Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future.

BENEFITS

We offer a comprehensive benefits package for employees and their families including medical and dental plan; 401k plan including company matching; firm funded life and disability insurance.

What you need to know about the Los Angeles Tech Scene

Los Angeles is a global leader in entertainment, so it’s no surprise that many of the biggest players in streaming, digital media and game development call the city home. But the city boasts plenty of non-entertainment innovation as well, with tech companies spanning verticals like AI, fintech, e-commerce and biotech. With major universities like Caltech, UCLA, USC and the nearby UC Irvine, the city has a steady supply of top-flight tech and engineering talent — not counting the graduates flocking to Los Angeles from across the world to enjoy its beaches, culture and year-round temperate climate.

Key Facts About Los Angeles Tech

  • Number of Tech Workers: 375,800; 5.5% of overall workforce (2024 CompTIA survey)
  • Major Tech Employers: Snap, Netflix, SpaceX, Disney, Google
  • Key Industries: Artificial intelligence, adtech, media, software, game development
  • Funding Landscape: $11.6 billion in venture capital funding in 2024 (Pitchbook)
  • Notable Investors: Strong Ventures, Fifth Wall, Upfront Ventures, Mucker Capital, Kittyhawk Ventures
  • Research Centers and Universities: California Institute of Technology, UCLA, University of Southern California, UC Irvine, Pepperdine, California Institute for Immunology and Immunotherapy, Center for Quantum Science and Engineering
