What we are looking for…The Pre- Construction & Estimating Manager, with Development and Planning, will focus on managing pre-construction projects for all new and existing properties, including the necessary permitting, planning and zoning research.

What you’ll do…

• Complete project scoping, budgeting, and final pricing for hundreds of homes, hotels, and apartments in collaboration with sales, design, and development. 
• Build relationships with external stakeholders including general contractors, subcontractors, architects of record, and code consultants to advocate for the Company’s interests from due diligence to closeout. 
• Expertly negotiate and support vendor contracts while building and maintaining relationships with vendor partners.
• Continually create, deploy, and leverage estimating templates and processes based on industry cost standards, historical cost data, and benchmarks while working internally with relevant stakeholders including operations, real estate, design, and legal.
• Rapidly create feasibility estimates from concept and due diligence level information.
• Provide key estimating services in support of the project team from Schematic and Design Development information. 
• Ensure all construction related contracts are prepared properly in collaboration with legal and the project team. 
• Perform value engineering exercises and ongoing analysis

What you’ll bring…

• Bachelor’s degree in construction management, engineering, or a related field preferred.
• 5+ Years experience in construction management, with a focus in general estimating preferred.
• Passionate about all phases of real estate development, project cost estimating, construction and project management with a focus on critical details. Previous work in the hospitality field preferred but not required. 
• Excellent takeoff skills with industry standard software.
• Significant experience negotiating with and managing external vendors and contractors on time, cost, and quality.
• The ability to independently plan and complete multiple projects on time with minimal supervision.
• Comfortable working in a face-paced environment—ready to go from 0 to 100 on a project, stop on a dime, and pick back up as needed.
• A willingness and enthusiasm to get your hands dirty when needed - be it in making a bed or assembling a sofa.
• Excellent oral and written communication skills, including the ability to identify and convey critical information to stakeholders quickly and precisely.
• Flexibility to transition from the polish of a negotiating table to the nitty gritty of a construction site.
• Expert with Google Suite; experience with project management applications.
