What we are looking for…

As a new addition to our Property Development Team, we are looking for a problem-solver who is passionate about operating with integrity and holding themselves and others to the highest standards. The Construction Manager, with Development and Planning, will focus on managing construction projects for all new and existing properties, including the necessary permitting, planning and zoning research. They will be responsible for developing a process to execute at scale for areas like resources and partnerships, pricing model, project management tools, and Salesforce integration. We are excited to add this knowledgeable go-getter to our team

What you’ll do…

  • Collaborate with the project team to develop project scope, budget, schedule, and bid documents. 
  • For AvantStay managed construction, solicit bids from GCs, answer RFIs, level and award bids. 
  • Manage and oversee work sites for both new construction and remodel projects of new AvantStay assets. Monitor progress and compliance with building and safety regulations. 
  • Attend OAC meetings with regular trips to sites during construction including: bid walks, pre-construction walks, in-progress site visits, punch walks, and construction closeout.
  • Oversee and provide direction to general contractors, subcontractors, and vendors to ensure AvantStay’s quality and brand standards are achieved. 
  • Maintain SOW and monitor contract obligations to ensure quality and build long-term, quality relationships with a national field of contractors.
  • Expertly source and negotiate regional and national relationships with vendors and contractors.
  • Work closely with internal and external stakeholders, including Architects, Designers, Local Jurisdictions, Operations, Openings, Legal, etc. 
  • Identify potential project risks and delays and offer solutions to reduce slippage and cash burn. 
  • Prepare internal and external reports pertaining to job status. 

What you’ll bring…

  • Bachelor’s degree in construction management, engineering, or a related field preferred.
  • 5+ Years experience in construction management, with a focus in Hospitality, Multi-Family or Short Term Rental assets preferred.
  • Located in the Western Region of the US.
  • Passionate about all phases of real estate development, project cost estimating, construction and project management with a focus on critical details. 
  • Significant experience negotiating with and managing external vendors and contractors on time, cost, and quality.
  • The ability to independently plan and complete multiple projects on time with minimal supervision.
  • Comfortable working in a face-paced environment—ready to go from 0 to 100 on a project, stop on a dime, and pick back up as needed.
  • Proficient understanding of all construction documentation and an understanding of public review and permitting processes.
  • Strong knowledge of building codes, standards and building structures.
  • Excellent oral and written communication skills, including the ability to identify and convey critical information to stakeholders quickly and precisely.
  • Flexibility to transition from the polish of a negotiating table to the nitty gritty of a construction site.
  • Expert with Google Suite; experience with project management applications.
