***Previous Multifamily apartment marketing experience required***

The Digital Marketing Manager is responsible for developing, implementing and analyzing strategies for effective traffic generation for communities in their portfolio. This includes providing the best data possible to drive traffic/tours/marketing spend decisions.  Successful on-time/within budget lease-ups and timely program implementation for both lease-ups and stabilized communities is a daily activity.  Managing Gables and third-party client relationships is critical to the portfolio’s success.

This position may be based in Dallas, Denver, Houston, or Atlanta based on candidate preference.

Responsibilities

•Manage and support all lease-up efforts in the assigned markets

•Represent the markets as the regional marketing expert, recommending, outlining, and managing strategic marketing plans

•Work with the CMs/RMs/VPs to ensure traffic opportunities to the communities are being maximized, marketing standards are being followed, and renovations and lease-ups are on budget as far as traffic/leases

•Assist with 3rd party RFP new business presentations as needed

•Leverage additional existing and new software to improve the customer experience

•Manage Gables Residential’s social media presence

•Manage Gable Residential’s collateral storefront

•Help identify, implement, measure, optimize, drive, and manage new marketing initiatives

•Apply knowledge to interpret data and improve performance, both qualitative and quantitative

•Manage ILSs and other digital marketing efforts and related relationships, listing opportunities and enhancements and enhanced positioning

•Create and manage lease-up plans, takeovers and 3rd party presentations

•Oversee several marketing programs and improve upon reporting capabilities

•Analyze marketing metrics to identify cause and effect relationships

•Identify positive financial outcomes to increase profitability

•Develop strategies for marketing campaigns and examine related data

•Keep abreast of industry news and trends

•Other related responsibilities as defined by the VP or SVP

Skills

Proven experience in successful lease-ups

Solid experience in data analysis and reporting

Background project management

Excel and word expert

Superb communication and multi-tasking skills with attention to details

Strong math and analytical skills

Problem-solving aptitude and teamwork attitude

Innovative and creative

Ability to communicate and present across company departments and management levels

Passionate and knowledgeable about marketing and customer services

Provide actionable research results to inform key business decisions

Effective communication and presentation skills with stakeholders at all levels

Ability to work across all company disciplines including Revenue Management, Asset Management and IT

Represent Gables on industry panels, task forces, etc when appropriate

Education
A bachelor's degree in one of the following: marketing, market research, statistics, computer science, math, social sciences or business administration, or communications.

While an MBA or other advanced education is not required, it is preferred.

Position requires the ability to read and write English fluently.

Professional Experience
Five to seven years’ experience in multi-family marketing. 

Travel Requirements
Minimal travel is required.

Licenses/Equipment

A valid driver’s license and current automobile insurance is required.  Position requires individuals to furnish their own vehicle to fulfill all of the job’s functions.  Position requires the ability to use general office equipment including computer, printers, copy machines, fax machines, postage machine, binding machine, etc.

Learning & Development:

Maintain a commitment to ongoing personal development and career growth though career path activities provided through Gables University curriculum and external sources as needed.

Compensation: $80,000-$95,000 plus bonuses. Health and retirement benefits available.
