JOB DESCRIPTION / PURPOSE:
Support a Global Account, by aiding a team of facility managers, supporting daily functions such as building mechanical operations, preventative maintenance programs, troubleshooting issues, code compliance, and fire, life safety. In addition, manage and oversee CMMS program, environmental reporting, energy / utility management, and may assist in carrying out the implementation of programs and small projects as required, assisting the facility team.
ResponsibilitiesESSENTIAL DUTIES:
Implements the engineering, safety and code compliant programs, policies and procedures established by the Company to maximize client portfolio value. Ensure that on-site personnel implement these programs.
- Manage the input of environmental data into the client’s dashboard for reporting and audit purposes.
Responsible for ensuring the 14001 program for all applicable offices is current, including conducting regular audits and reviews of all data inputs.
- Works with Facility Managers, in formulating the operational PM plan for a location. Helps implement and coordinate, energy management programs within the guidelines of industry quality standards, operating objectives and goals established by the company.
- As requested, provide direction and consultation to building operations staff on HVAC, plumbing, electrical, fire, life and safety systems.
- Provides input and direction for implementation of training programs and activities for engineering and operations personnel.
- Manages the on-line IAQ air sensor monitoring program.
- Responsible for positive and prompt response to requests from Facility and Operations staff, ensuring issues or inquiries are being resolved promptly, and to the benefit of the occupants, client and or property.
- Assists in scope preparations and bid reviews, regarding recommendations in engineering/mechanical related services.
- Responsible for the collection, analysis and reporting of statistical data as requested by management. Including utility data and metrics on energy projects.
- Works with engineering and operations staff (where applicable) to establish preventative maintenance programs in order to reduce equipment downtime, maintain property integrity, maximize efficiency and minimize costs.
Manages the preparation and coordination of health & safety, fire, life safety, and other safety programs. Ensures that policies and procedures are followed.
- Manages the CMMS work order and preventative maintenance systems, oversees the programs for utility and energy tracking, SDS, ISO14001 and environmental reporting.
- Ability to assist and interpret deregulated energy contracts.
- May perform other duties as assigned.
OTHER JOB FUNCTIONS:
On-call 24/7 to respond and support FM team in the event of emergencies or incidents that may require escalation
May review leases to ensure compliance with lease provisions on operational items.
Participate in industry organizations to benefit from their current programs and related issues affecting the industry.
May conduct property audits in accordance with pre-established guidelines.
EDUCATION /EXPERIENCE:
Bachelor’s Degree or equivalent related experience
Minimum of 5-7 years previous engineering operational management experience

- Strong computer skills (Microsoft Office)

- Ability to handle multiple complex tasks with minimal supervision, while also adhering to the policies and procedures and Owner objectives
