We are launching pilot nodes in NYC and pursuing a city-by-city expansion strategy with plans for a broader multi-metro rollout.

About the Role

Perimeter Compute is building a capital-intensive, project-based infrastructure platform in which individual deployment sites may be structured through dedicated property-level entities or special-purpose vehicles. We are seeking a commercially minded Project Finance Lead to build the financial architecture that supports this model and helps the company scale from its first deployments into a multi-site network.

This is not a traditional accounting or reporting role. You will work at the intersection of data center development finance, project finance, real estate, energy, and compute infrastructure—structuring site and equipment financing, evaluating partner economics, and translating the tradeoffs between power, compute capacity, utilization, development cost, and capital cost into clear decisions. The role is expected to begin on a fractional or part-time basis and has the potential to grow into a broader finance leadership position as the company scales and raises additional capital.

What You’ll Do

· Design and help implement the financial structure for a multi-entity platform, including the parent company and site-level project companies or SPVs

· Build and maintain the company’s integrated financial model across site deployment, equipment, power, utilization, pricing, and operating assumptions

· Structure and evaluate commercial arrangements with real-estate partners, including revenue-share, fixed-lease, and hybrid models

· Assess tax, accounting, and REIT-related considerations with external advisors and landlord counterparties, and translate them into workable deal structures

· Develop financing strategies for GPUs, servers, power systems, and other data-center infrastructure, including equipment finance, leasing, debt, and partner capital

· Lead the development finance analysis for new data center sites, including development budgets, sources and uses, construction and equipment draws, project returns, and financing requirements

· Model site-level returns, capital requirements, cash flows, and sensitivities to support deployment and investment decisions

· Partner with leadership to evaluate the economics of power versus compute and optimize capital allocation across the network

· Prepare investor-ready financial materials, data-room reporting, forecasts, and scenario analyses for the company’s next financing rounds

· Establish practical finance processes, controls, reporting, and decision tools appropriate for an early-stage company

· Coordinate with legal, tax, accounting, real-estate, infrastructure, and financing partners to move complex transactions from concept to close

What You’ll Bring

You are a finance operator and creative deal structurer who can move between detailed modeling and high-level commercial judgment. You are comfortable working without a predefined playbook, asking the right questions, and building the structure needed to turn an ambitious infrastructure strategy into financeable projects.

· Direct experience in data center and / or commercial real estate development finance, including underwriting site development costs, capital needs, financing structures, and project-level returns

· Experience in project finance, structured finance, infrastructure finance, real-estate finance, equipment finance, or a closely related field

· Demonstrated ability to build and evaluate project-level financial models, capital structures, and complex commercial arrangements

· Strong understanding of debt, leases, equipment financing, cash-flow waterfalls, returns, and financing tradeoffs

· Experience working with SPVs, project entities, or other multi-entity ownership and financing structures

· Excellent financial modeling and analytical skills, with the ability to create a reliable source of truth from incomplete information

· Strong understanding of how to structure pricing and evaluate tradeoffs across power costs, compute capacity, utilization, performance, and customer economics

· Commercial creativity and sound judgment when comparing revenue-share, lease, financing, and partnership structures

· Ability to communicate complex financial considerations clearly to founders, investors, operators, landlords, lenders, and external advisors

· Comfort operating in an early-stage, high-ambiguity environment and beginning in a fractional or part-time capacity

Nice to Have

· Experience financing digital infrastructure, energy assets, distributed infrastructure, or other capital-intensive technology projects beyond data centers

· Familiarity with GPU or server equipment financing, colocation economics, power procurement, and capacity planning

· Experience structuring transactions with institutional real-estate owners or REIT counterparties

· Experience supporting venture fundraising, investor diligence, or the transition from seed stage to Series A and beyond

· A network across lenders, equipment-finance providers, infrastructure investors, tax advisors, or strategic capital partners
