About the role:

Colliers is seeking a Financial Analyst to provide dedicated financial and analytical support to our Institutional Industrial Advisors team. The Financial Analyst will participate in every stage of a transaction, including financial underwriting, market research, preparation of offering memoranda and pitches, marketing, due diligence, and closing.

This position provides financial analysis and research to support a high-volume capital markets team. The Analyst will work closely with brokers, marketing professionals, and project administrators to develop accurate underwriting, assess investment opportunities, support business development, and communicate findings clearly to the team and clients.

In this role, you will:

  • Develop financial models using Microsoft Excel and ARGUS Enterprise to evaluate property cash flow, lease rollover, mark-to-market potential, capital requirements, financing scenarios, and investment returns.
  • Analyze historical operating statements, budgets, rent rolls, leases, and current market conditions to establish and support financial underwriting assumptions.
  • Review and abstract leases, loan agreements, and other real estate documents to identify key terms, obligations, and risks; flag inconsistencies, missing information, and material financial issues, and recommend appropriate underwriting adjustments.
  • Research industrial leasing and investment sales comparables, tenant activity, vacancy, absorption, and new supply to support valuations and client recommendations.
  • Evaluate property characteristics that influence tenant demand and value, including clear height, loading, truck courts, power, yard space, and access to transportation infrastructure.
  • Analyze existing debt terms and potential prepayment costs, including yield maintenance and defeasance, to support financing and sale scenarios.
  • Prepare financial exhibits, valuation summaries, and supporting analysis for offering memoranda, broker opinions of value, pitch materials, and client presentations.
  • Explain underwriting assumptions, financial metrics, and sensitivity analyses to brokers and clients, with the ability to support conclusions and respond to questions.
  • Communicate with property managers, asset managers, owners, and other transaction participants to obtain information and clarify property-specific issues.
  • Support due diligence and transaction execution by organizing financial documents, responding to underwriting inquiries, and updating analyses as new information becomes available; maintain accurate property, market, and transaction data and stay current on industrial and capital markets trends.
  • Assist senior brokers in managing the buyer process, including property tours, buyer inquiries, offer tracking, and evaluation of pricing, offers, and buyer feedback.
  • Support business development efforts by preparing pitch materials and maintaining investor and prospect data used for marketing and client presentations.

What you bring:

  • Bachelor’s degree in Real Estate, Finance, Accounting, Economics, or a related discipline, or an equivalent combination of education and experience.
  • 2–3 years of experience in commercial real estate underwriting, financial analysis, or a related field; industrial experience preferred.
  • Strong proficiency in Microsoft Excel; experience using ARGUS Enterprise to underwrite income-producing commercial real estate preferred but not required.
  • Understanding of commercial real estate valuation, lease structures, property operating statements, debt terms, and investment return metrics.
  • Sharp analytical and research skills, with a commitment to accurate data, consistent assumptions, and thorough quality control.
  • Ability to translate detailed financial analysis into clear written summaries and oral presentations for audiences with varying levels of financial knowledge.
  • Excellent written, verbal, and interpersonal communication skills.
  • Proven time management, organizational, and prioritization skills, with the ability to manage multiple assignments and meet tight deadlines.
  • Ability to work independently and collaborate effectively with brokers, marketing professionals, project administrators, and other transaction participants.

What you need to know about the Los Angeles Tech Scene

Los Angeles is a global leader in entertainment, so it’s no surprise that many of the biggest players in streaming, digital media and game development call the city home. But the city boasts plenty of non-entertainment innovation as well, with tech companies spanning verticals like AI, fintech, e-commerce and biotech. With major universities like Caltech, UCLA, USC and the nearby UC Irvine, the city has a steady supply of top-flight tech and engineering talent — not counting the graduates flocking to Los Angeles from across the world to enjoy its beaches, culture and year-round temperate climate.

Key Facts About Los Angeles Tech

  • Number of Tech Workers: 375,800; 5.5% of overall workforce (2024 CompTIA survey)
  • Major Tech Employers: Snap, Netflix, SpaceX, Disney, Google
  • Key Industries: Artificial intelligence, adtech, media, software, game development
  • Funding Landscape: $11.6 billion in venture capital funding in 2024 (Pitchbook)
  • Notable Investors: Strong Ventures, Fifth Wall, Upfront Ventures, Mucker Capital, Kittyhawk Ventures
  • Research Centers and Universities: California Institute of Technology, UCLA, University of Southern California, UC Irvine, Pepperdine, California Institute for Immunology and Immunotherapy, Center for Quantum Science and Engineering
