To date this decade, the IH team has built or is actively developing close to 1,500 modular units demonstrating a scalable, repeatable path to affordability. With the capability to produce approximately 1,000 units per year today, IH is expanding to meet growing demand in San Diego, Los Angeles, and beyond.

We plan to manufacture and build more than 10,000 units through 2030. To accomplish this, we are implementing the Lean Standard Model company-wide; deploying AI at every level of the company; and positioning IH as a national thought leader in modular development.

POSITION SUMMARY

The Business Development Analyst is the junior analytical seat supporting Impact Housing’s business development and asset management work. The position produces the research, screening, comparison analysis and proposal materials that the senior team relies on to pursue and win third-party projects.

This is a support role by design. Any outreach the Analyst performs is in support of the Senior Manager’s efforts rather than independent origination, and the position carries no commission. It is structured as a development seat: a capable analyst is expected to progress toward a senior origination or asset management role over time.

KEY RESPONSIBILITIES

  • Conduct pipeline and market research — identifying prospective developer and general contractor targets, tracking CTCAC, CDLAC and HCD funding rounds and awards, and monitoring competitor and submarket activity.
  • Screen prospective deals with preliminary unit count, cost per square foot and feasibility comparisons against Impact Housing’s product line and manufacturing criteria.
  • Assemble and format proposal and pitch materials, including project plan proposals, benchmark cost proposals, teaser decks and one-pagers.
  • Maintain the LIHTC deal database and the conference tracking database, keeping both current and usable.
  • Maintain CRM data integrity in HubSpot — records, dashboards and activity reporting.
  • Support asset management reporting as needed, including the multi-property reporting workbook and periodic reporting packages.
  • Prepare background research and briefing notes ahead of client and partner meetings.

Day-to-Day Responsibilities

  • Build and enrich prospect and target research lists.
  • Update and extend comparison and screening spreadsheets.
  • Assemble, format and proof proposal decks, one-pagers and meeting materials.
  • Update HubSpot records, dashboards and weekly activity reports.
  • Track funding application deadlines and award announcements and flag those that affect outreach timing.
  • Prepare briefing notes on counterparties ahead of scheduled meetings.
  • Pull and organize supporting data for the Senior Manager’s reporting and presentations.

QUALIFICATIONS

Years of Experience:  One to two years of professional experience, internships included. Recent graduates are encouraged to apply.

Prior Experience:  Real estate or finance preferred — development, underwriting, brokerage, market research, or a construction or manufacturing environment. Strong candidates from a general business or analytical background will be considered where Excel and research skills are demonstrably strong.

Required Skills and Attributes

  • Advanced Excel — comfortable building comparison models and working with large data sets without supervision.
  • Strong PowerPoint and document formatting skills; an eye for a clean, client-ready deliverable.
  • Accuracy and attention to detail in data handling and source citation.
  • Clear written English suitable for client-facing materials.
  • Ability to manage several concurrent requests and communicate status without being prompted.

Preferred Qualifications

  • Familiarity with CTCAC, CDLAC or HCD affordable housing programs.
  • HubSpot or another CRM platform.
  • Exposure to modular, offsite or prefabricated construction.
  • Bilingual English and Spanish.

   

EDUCATION AND CREDENTIALS

Bachelor’s degree required. Preferred disciplines: real estate, finance, economics, urban planning, business administration or construction management.

  • $65,000 - $75,000, DOE

PHYSICAL REQUIREMENTS

This position is based in Los Angeles and is primarily an office role. Occasional travel to the Yorba Linda manufacturing facility, the San Diego portfolio, client offices and project sites, including the ability to walk active construction sites and wear required personal protective equipment. Valid driver’s license preferred.
