Accounting & Finance Internships: Multiple Opportunities

We are looking to bring on 7 interns across our Accounting and Finance teams.

Job Description

Realty Income owns and manages one of the world's largest portfolios of commercial real estate, and we've paid an increasing monthly dividend every month since 1969. We're an S&P 500 company (NYSE: O) operating across the U.S. and Europe and the work of running a portfolio at that scale spans real estate, finance, accounting, data, and technology. This is your chance to see how it actually fits together.

As a 2027 Summer Intern at Realty Income, you'll spend 10 weeks at our San Diego headquarters working on real-time challenges alongside experienced professionals and business leaders. You'll own a defined project, deliver something tangible, and present to senior stakeholders at the end of the summer. Beyond the hands-on experience, you'll get structured training, mentorship, and access to leaders across the company. Strong performers may be considered for a part-time co-op opportunity during the fall, and/or a full-time offer after graduation. This program is intended to be a pipeline into our early career roles.

You will work with a cohort of ~18 interns placed across teams including Accounting, Asset Management, Corporate Leasing, Data Analytics, Data Engineering, Development, Finance Operations, Fund Accounting, Internal Audit, Investment Management, IT, Operational Excellence, and Machine Learning.  Throughout the summer you’ll have the learning opportunities throughout the entire business to strengthen your skills.

What You Will Be Working On

  • Own one end-to-end project tied to a real business priority. For example, analyzing performance across a segment of the portfolio, improving a reporting or close process, evaluating a workflow against its current state, or building a model or tool the team will keep using beyond the summer internship.
  • Use AI tools to accelerate research, drafting, and analysis while validating outputs, surfacing risks and limitations, and applying your own judgment rather than passing AI output through unreviewed.
  • Collaborate across departments and with business stakeholders to move work forward.
  • Further develop your capabilities in critical thinking, problem solving, and applying a digital-first mindset to real business challenges.
  • Present to senior stakeholders at the conclusion of the program.

Required Qualifications, Capabilities, and Skills

  • Minimum cumulative GPA of 3.5 on a 4.0 scale
  • Currently pursuing a B.A., B.S., or Master's degree in Finance, Accounting, Tax, Business or a related field, with an expected graduation date of December 2027 through June 2028
  • Demonstrated interest in commercial real estate, finance, accounting, data, or technology shown through coursework, clubs, prior work, research, or independent projects
  • Excellent communication and interpersonal skills, with the ability to build relationships and collaborate effectively across teams
  • Strong critical thinking and problem-solving abilities, with the ability to analyze challenges and develop practical solutions
  • Strong adaptability and learning agility, with the ability to thrive in changing environments and adopt new ways of working
  • Data literacy, with an interest in using data and analytics to generate insights and inform decision-making
  • Proficient with Microsoft Office, especially Excel, Teams, and SharePoint, and able to learn new tools quickly
  • Active user of AI tools (for example, ChatGPT, Claude, Copilot, or similar) in your studies or projects, and able to explain where they help, where they fail, and how you verify output quality
  • Organized, detail-oriented, and willing to take ownership of your own work product
  • Demonstrated integrity and commitment to the highest ethical standards and personal values

Preferred Qualifications, Capabilities, and Skills

  • Prior internship or work experience in a related field
  • Familiarity with industry-relevant tools, platforms, or data sources
  • Experience presenting findings or recommendations to senior audiences

Recruitment Process: After applying, qualified candidates may be contacted for an initial recruiter screen. Candidates who move forward in the process may be invited to Preview Day, a recruiting event where selected candidates can meet Realty Income teams and hiring managers and learn more about the internship opportunities.

This is a hybrid role with Monday - Thursday required in-office at our San Diego headquarters and Fridays remote.

The hourly compensation for this role is in the range of $21.00 – $25.00. Hourly rate determined by the candidate's skills, experience, knowledge, education, and abilities.

What you need to know about the Los Angeles Tech Scene

Los Angeles is a global leader in entertainment, so it’s no surprise that many of the biggest players in streaming, digital media and game development call the city home. But the city boasts plenty of non-entertainment innovation as well, with tech companies spanning verticals like AI, fintech, e-commerce and biotech. With major universities like Caltech, UCLA, USC and the nearby UC Irvine, the city has a steady supply of top-flight tech and engineering talent — not counting the graduates flocking to Los Angeles from across the world to enjoy its beaches, culture and year-round temperate climate.

Key Facts About Los Angeles Tech

  • Number of Tech Workers: 375,800; 5.5% of overall workforce (2024 CompTIA survey)
  • Major Tech Employers: Snap, Netflix, SpaceX, Disney, Google
  • Key Industries: Artificial intelligence, adtech, media, software, game development
  • Funding Landscape: $11.6 billion in venture capital funding in 2024 (Pitchbook)
  • Notable Investors: Strong Ventures, Fifth Wall, Upfront Ventures, Mucker Capital, Kittyhawk Ventures
  • Research Centers and Universities: California Institute of Technology, UCLA, University of Southern California, UC Irvine, Pepperdine, California Institute for Immunology and Immunotherapy, Center for Quantum Science and Engineering
