Job Description

The Senior Manager of Business Analytics will serve as a strategic partner across the organization – ensuring data quality, providing business insights, and tracking performance throughout the portfolio. This leader will leverage Power BI, SQL, data modeling, DAX, Excel, and strong business acumen to elevate reporting, improve KPIs, guide strategic initiatives, and support executive decision-making. The role blends analytical expertise with strong business partnership and communication skills.

Essential Duties and Responsibilities include the following but are not limited to the job specifications contained herein.  Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.

  • Data Quality, Reporting, and Analytics

    • Improve data integrity and reporting quality across operational and financial datasets.

    • Design robust Power BI data models and develop advanced DAX measures to support accurate, scalable reporting.

    • Perform UAT on data models, reports, and system enhancements to verify accuracy, completeness, and alignment with business requirements

    • Build complex financial models and operational reports using Power BI or Microsoft Excel.

    • Create, maintain, and optimize Power BI dashboards and KPI views to support decision-making.

    • Work closely with Data & Analytics and IT to ensure data accuracy, availability, and alignment with enterprise definitions.

    • Collaborate with operations functional leaders to enhance existing reports and develop new reporting capabilities.

    • Present analysis and insights to senior operations leadership in a clear, compelling manner.

    • Manage a team of 3-5 business analysts, provide guidance on best practices.

  • KPI Development, Proactive Insights, Performance Monitoring, and Horizontal Support

    • Conduct deep-dive analyses to identify performance gaps in occupancy, rent growth, maintenance, construction, procurement, delinquency, retention, leasing/sales conversion, and resident satisfaction.

    • Develop and maintain KPI frameworks that measure portfolio health and operational effectiveness.  Create early warning tracking systems for key portfolio health indicators.

    • Provide proactive insights and recommendations to improve portfolio performance.

    • Partner with market leaders and horizontal teams to drive improvements and support business plans.

    • Provide actionable, data-driven recommendations to senior leadership grounded in strong analytics.

    • Support regional SVPs by supplying insights needed to improve KPI performance and hit financial and operational targets.

  • Strategic Planning & Initiative Management

    • Develop and support strategic plans through portfolio insights, focused on cost efficiency, operational excellence, and resident experience.

    • Build business cases and demonstrate the value of new initiatives for senior leadership approval.

    • Lead or support cross-functional special projects aimed at improving financial outcomes and resident satisfaction.

    • Monitor initiative progress, quantify impact, and report results to leadership.

  • Cross-Department Partnership & Collaboration

    • Work with IT to validate data accuracy and recommend enhancements in products to improve data quality.

    • Partner with financial reporting teams to explain monthly, quarterly, and annual variances; communicate key drivers to executives.

    • Support the Investment team with JV partner requests, due diligence, and underwriting of large acquisitions.

    • Provide budget inputs to Asset Management for annual budget and quarterly reforecasts. Track input accuracy.

  • General Responsibilities & Leadership

    • Perform ad hoc analyses for senior leadership as needed.

    • Create polished presentations, visualizations, and storytelling materials for executive audiences.

    • Present confidently to large groups and senior leaders.

    • Mentor analysts on data interpretation, visualization best practices, and business-oriented storytelling.

Qualifications:

  • Advanced Excel skills and ability to create robust operational and financial models from scratch

  • Previous real estate experience, particularly in Single-Family Rental

  • Demonstrates intellectual curiosity and highly analytical

  • Looks for creative solutions and works through problems before asking for help

  • Writes clearly and informatively and presents numerical data in an easy to digest format

Minimum Requirements:

  • Degree in finance, accounting, real estate, or related field

  • 5+ years of successful experience in an equivalent role

  • Knowledge of budgeting, costing, and reporting systems

  • High level of analytical and problem-solving ability where problems are unusual and complex

  • Experience in financial modeling and data analysis

Preferred Attributes

  • Experience with SQL, Microsoft Power BI, Microsoft Excel, and Yardi

Salary Range

Placement within this compensation range will be determined by the candidate's knowledge, experience and skills.

$110,970.00 - $184,950.00
