JOB SUMMARY:

The Senior Analyst, Operations Financial Planning and Analysis will support the Property Operations and Finance teams. Reporting to the VP of Finance, this role is responsible for budgeting and reforecasting key financial metrics for Property Operations, supporting management ahead of quarterly earnings calls, and assisting with underwriting prospective acquisitions.

WHAT YOU WILL DO:

  • Assist with the annual budget and quarterly reforecast for Property Operations, which includes reviewing revenues, expenses, and capital expenditures for the entire Essex portfolio.

  • Underwrite and conduct detailed review of property level operating budgets for prospective acquisitions.

  • Create and support analytical reports to help management ahead of quarterly earnings calls.

  • Participate in quarterly budget reviews with VP and other operations leadership and produce reports to present budget variances and other information.

  • Compare operating and finance budgets to actual performance on a monthly and quarterly basis.

  • Analyze and articulate budget inputs, assess budget impacts, and identify any issues.

  • Partner cross-functionally with Data/BI teams to ensure accuracy and appropriate output of internal data tools used for reporting.

  • Identify business risks associated with the budgeting and forecasting process.

  • Evaluate budgeting systems and processes and make recommendations for improvements.

  • Support ad hoc performance analysis and financial reviews as directed.

WHAT YOU WILL NEED:

  • 2+ years of FP&A and budgeting experience. Real Estate industry experience highly preferred.

  • Bachelor’s degree in finance, accounting, business administration, economics, or related field is required.

  • Strong knowledge of financial statements and underwriting process.

  • Advanced Microsoft Excel skills.

  • Proficiency in Power Query, PowerBI; SQL preferred.

  • Excellent analytical skills and attention to detail are critical.

  • Strong process, people, and project management skills.

  • Ability to work independently with minimal oversight and as part of a collaborative team.

  • Strong communication skills and ability to work across multiple departments.

WHAT THE JOB REQUIRES:

  • Operates in a fast-paced work setting. Requires the ability to multitask and adapt quickly to changing priorities. May involve tight deadlines and high-energy work situations.

  • Requires the ability to work Mondays through Fridays with in-person office requirements for a minimum of 3 days per week consistent with the Company’s hybrid policy, located at Essex's corporate offices in Irvine, Woodland Hills, San Mateo, or Bellevue.

  • Requires the ability to sit or stand for extended periods. Minimal physical effort in the day-to-day tasks.

  • Minimal travel may be required for occasional meetings, training, or conferences.

The salary range for this position is $91,000.00 - $136,000.00 per year. New hires generally start between $91,000.00 - $114,000.00 per year. The final salary offer will be determined after reviewing relevant factors, including but not limited to skill sets; relevant experience; internal equity; and other business and organizational needs.

This role is also eligible to participate in Essex’s discretionary Annual Bonus program that is commensurate with the level of the position.
