Pay: $65300 - $82940 (paid hourly)

Schedule: M - F; 8a – 5p

What this job involves

The Operating Engineer focuses on operating, maintaining, troubleshooting, and repairing all facility system equipment. This role requires specialized expertise in one primary discipline (Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations) while maintaining proficiency across multiple technical areas to handle diverse work assignments. The engineer maintains equipment for optimal energy efficiency and safety, minimizing downtime through proactive maintenance planning and comprehensive record-keeping.

Essential Functions:

Maintenance:

  • Performance of ongoing preventive and repair response work orders on facility mechanical, electrical and other installed systems, equipment, and other components.
  • Maintain, operate, and repair all HVAC/R systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds as it pertains to assigned buildings.
  • Inspect, repair, and maintain plumbing components including restroom fixtures, flush valves, water fountains, sinks, drains, water heaters, piping, sump pumps, etc
  • Inspect, repair, and maintain electrical components including lamp replacement, ballast replacement, fixtures, comprehend basic wiring components, etc
  • Perform assigned facility rounds and due diligence efforts by being proactive; reporting on conditions impacting satisfactory client occupancy and operations; entering work orders for resolution.
  • Execute service requests with professionalism and efficiency while minimizing disruption to client operations.
  • Respond effectively to emergencies and support after-hours building related activity as requested.
  • Review the quality and pricing of work performed by outside contractors.
  • Assist the Chief Engineer and/or Site Manager with operational recommendations such as Operating Expense Projects and process improvements.
  • Interact with external and internal customers with a positive demeanor and focus on customer satisfaction.
  • Oversee third-party vendors performing maintenance and repairs on electrical, mechanical, and control systems as directed.
  • Monitor BAS systems and respond to alarms; escalate issues as needed

Safety:

  • Complete all required safety trainings as scheduled and Hazard Assessments as necessary.
  • Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.
  • Maintain compliance to State, County, or City Ordinances, Codes, or Laws.

Administrative:

  • Utilizes work order system to manage the timely completion of all preventative and corrective maintenance assignments.
  • Attend work and safety meetings as required
  • Order parts and equipment for repairs, maintenance, and new installations while maintaining proper inventory levels
  • Ensure ongoing compliance with JLL Engineering Services standards and regulatory requirements.
  • Maintain related records concerning time, labor and materials; maintain log of tasks performed and write reports as required
  • Prepare and submit purchase order requests

Physical work requirements and work conditions

  • Lifting up to 80 lbs. 
  • Frequently climbing, bending, lifting, kneeling, stooping, and working/extending overhead.
  • Working in adverse conditions (i.e., extreme cold, extreme hot).
  • Working from heights; climbing a ladder, up to 30 ft., with a 300 lb weight limit while carrying a tool bag weighing approximately 20 lbs.
  • Available for after-hours emergency response and additional responsibilities as needed.

  • High school diploma or equivalent
  • Minimum of four (4) years of technical experience in all aspects of building engineering with a strong background in the technical aspects of HVAC/R, plumbing, and electrical repair and maintenance. General knowledge of overall system design and applications.
  • Universal EPA 608 Certification
  • Proficiency in a range of information technology tools and platforms.  
  • Demonstrated ability to prioritize occupant satisfaction and resolve customer concerns promptly.
  • Excellent verbal and written communication skills.

Estimated total compensation for this position:

65,300.00 – 82,940.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
