The Finance & Operations FP&A team is looking for an FP&A manager to support the Enterprise Operations (EO) organization. EO is responsible for creating Netflix environments and experiences that move the company forward through the management of our global real estate portfolio, workplace operations, and transportation. In this role, you will partner closely with leaders in Real Estate, Workplace Operations, Security, Portfolio Management and Delivery, Aviation and other areas. Your focus will be on optimizing our real estate footprint, modeling growth scenarios, supporting lease decisions, and driving cost efficiency across our global operations.

 The ideal candidate has strong financial acumen and thrives in fast-paced environments. They also enjoy solving complex space planning and cost allocation challenges, and can translate data into insights that influence senior leadership. This role combines traditional FP&A responsibilities with real estate analytics and strategic planning, utilizing large datasets to inform business decisions. Exceptional partnership and communication skills are essential for success in this role. This position will ideally be based in Los Angeles or Los Gatos, CA, and will report to the Director, Finance & Operations FP&A.

Responsibilities include, but are not limited to:

  • Lead forecasting, budgeting, and long-range planning for the entire Enterprise Operations (EO) organization. Serve as the primary finance partner to the EO teams globally.

  • Manage monthly and quarterly reporting for stakeholders, providing insights into the diverse and complex EO functions. 

  • Support financial planning process for headcount, operating expenses, and capital expenditures forecasting from a tooling, systems, and reporting perspective. Help business partners gain key insights into spend, with meaningful analyses and trends.

  • Drive financial governance for facilities and capital projects, ensuring accurate tracking and alignment with budgets.

  • Collaborate with the global EO leadership team on key strategic, operational, and financial analyses to improve performance and drive cost efficiency across our global real estate portfolio, workplace operations, and transportation functions.

  • Perform financial analyses to support senior management’s strategic decisions, including real estate scenario planning (buy vs. lease options, lease renewals and extensions), and analyses for aviation and workplace initiatives.

  • Supports the development of insightful dashboards, memos & presentations that summarize data and facilitate decision-making for senior management.

  • Work cross-functionally with other finance partners across FP&A, Accounting, and Finance Procurement Operations.

Qualifications:

  • 7 - 9+ years of experience in a highly analytical environment (e.g. corporate FP&A, corporate strategy, management consulting, investment banking) with extensive experience conducting quantitative and qualitative analysis. 

  • Prior experience with real estate financials, occupancy cost modeling, or capital project analysis.

  • Proven ability to communicate insights to non-finance partners and influence decision-making

  • Strong analytical skills, with the ability to identify key questions, define and perform analyses, and communicate findings clearly and concisely.

  • Must be a self-starter, disciplined to work effectively autonomously, while also collaborating with cross-functional teams and global stakeholders.

  • Highly proficient in spreadsheet analysis and financial modeling using Excel/Google Sheets and presentation development with Powerpoint/Google Slides.

  • Able to learn quickly, thrive in a fast-paced environment, and exhibit the highest personal and professional standards of integrity and ethics.

  • Bachelor’s Degree required, preferably in Finance, Accounting, Economics, Real Estate, or other quantitative fields.

Our compensation structure consists solely of an annual salary; we do not have bonuses. You choose each year how much of your compensation you want in salary versus stock options. To determine your personal top of market compensation, we rely on market indicators and consider your specific job family, background, skills, and experience to determine your compensation in the market range. The range for this role is $160,000-470,000.
