JOB SUMMARY:

The Manager, Community Marketing leads the strategy, execution, and performance optimization of marketing programs across Essex’s 63,000+ apartment homes in California and Washington. This role shapes community-level positioning, drives portfolio-wide marketing performance, and ensures alignment with brand and business objectives.

You will oversee property-level marketing strategies, analyze performance data, and translate insights into actions that improve lead generation, leasing, retention, and overall engagement. This role supports the full asset lifecycle—including acquisitions, redevelopments, new developments, and stabilized communities—guiding gotomarket plans, investment strategies, and leasing support.

As the primary link between Marketing and Operations, you’ll ensure consistent execution across regions, manage marketing budgets, and influence performance outcomes through strong cross-functional partnerships. Success requires strategic leadership, analytical rigor, team development, and the ability to drive results at scale.

WHAT YOU WILL DO:

Team & Strategy Leadership

  • Lead and coach the Community Marketing team.

  • Manage projects and vendors.

  • Serve as the regional marketing expert and develop strategy, KPIs, and reporting.

  • Align community marketing plans with broader departmental goals and cross functional partners.

Portfolio Support

  • Review weekly performance metrics (ATR, leads, occupancy) to identify needs.

  • Diagnose root causes of performance issues and recommend solutions.

  • Support community marketing tactics, including email campaigns and onsite branding.

  • Conduct community tours, competitive shops, and provide actionable insights.

  • Manage stakeholder feedback and adjust plans as needed.

  • Lead marketing support with cross functional teams.

Systems & Vendor Management

  • Oversee updates to websites, CRM, email, and multifamily tech platforms.

  • Ensure consistent use of brand standards, signage, and collateral.

  • Maintain centralized reporting and community research.

  • Manage vendor relationships, negotiations, contracts, and performance.

Acquisitions & Dispositions

  • Develop and track acquisition marketing budgets.

  • Lead marketing project management and cross-functional updates.

  • Manage temporary and permanent signage design and installation.

  • Support asset positioning, branding, and messaging to meet lease-up goals.

WHAT YOU WILL NEED:

  • Bachelor’s degree in Marketing, Communications, Business, or related field.

  • 5+ years of relevant experience including 3+ years of supervisory experience; multifamily experience preferred.

  • Strong project management, analytical, communication, presentation and collaboration skills.

  • Highly organized, detail-oriented, and adaptable with relentless follow-through.

  • Proficient in Microsoft Office; experience with CRM, email, and property software is a plus.

WHAT THE JOB REQUIRES:

  • Work is primarily conducted in an office setting. Requires sitting at a desk or workstation for extended periods. Involves the use of standard office equipment such as computers, phones, and printers.

  • Requires the ability to work Monday through Friday. Entails in-person office requirements for a minimum of 4 days per week: Monday through Thursday, located at Essex's corporate office in Irvine.

  • Requires the ability to sit or stand for extended periods. Minimal physical effort in the day-to-day tasks.

  • Minimal travel may be required for occasional property walks, meetings, training, or conferences.

WHAT YOU WILL BRING TO THE TABLE:

  • Provides formal supervision to associates within single functional or operational area. Recommends staff recruitment, selection, promotion, advancement, corrective action and termination. Plans and monitors appropriate staffing levels and utilization of labor, including overtime. Prepares and delivers performance appraisal for staff.

  • Mentors and coaches team members to further develop competencies. Leads by example and models behaviors that are consistent with Essex's values.

  • Ability to respond effectively to sensitive issues. Ability to write reports, marketing plans, manuals, SOP’s and SLA’s using distinctive style. Ability to make effective and persuasive presentations on complex topics to employees, clients and/or public groups. Ability to motivate and negotiate effectively with key employees and client groups to take desired action.

  • Ability to comprehend, analyze, and interpret data and documents. Ability to solve problems involving several options in situations. Requires intermediate analytical and quantitative skills.

  • Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting work unit and/or project deadlines. Errors in judgment may cause short-term impact on the department.

What you need to know about the Los Angeles Tech Scene

Los Angeles is a global leader in entertainment, so it’s no surprise that many of the biggest players in streaming, digital media and game development call the city home. But the city boasts plenty of non-entertainment innovation as well, with tech companies spanning verticals like AI, fintech, e-commerce and biotech. With major universities like Caltech, UCLA, USC and the nearby UC Irvine, the city has a steady supply of top-flight tech and engineering talent — not counting the graduates flocking to Los Angeles from across the world to enjoy its beaches, culture and year-round temperate climate.

Key Facts About Los Angeles Tech

  • Number of Tech Workers: 375,800; 5.5% of overall workforce (2024 CompTIA survey)
  • Major Tech Employers: Snap, Netflix, SpaceX, Disney, Google
  • Key Industries: Artificial intelligence, adtech, media, software, game development
  • Funding Landscape: $11.6 billion in venture capital funding in 2024 (Pitchbook)
  • Notable Investors: Strong Ventures, Fifth Wall, Upfront Ventures, Mucker Capital, Kittyhawk Ventures
  • Research Centers and Universities: California Institute of Technology, UCLA, University of Southern California, UC Irvine, Pepperdine, California Institute for Immunology and Immunotherapy, Center for Quantum Science and Engineering
