Department Overview 

The Debt Operations department encompasses the Underwriting, Closing, Compliance, and Servicing teams, which collaborate closely to manage all credit and operational functions within W&D’s GSE lending platform. These teams are dedicated to processing client business with a high degree of efficiency and meticulous attention to detail while ensuring strict adherence to credit policies as well as all lender and investor requirements.

GSE Operations is responsible for building and governing the operating platform that supports the firm’s GSE lending activities within Debt Operations. The department owns the operational framework across underwriting and closing, ensuring consistent, efficient, and compliant execution from origination through delivery. A core responsibility is identifying opportunities to improve efficiency, productivity, and testing the use of technology and innovation to streamline processes and support scalability.

GSE Operations functions as the execution arm of the business focused on how work is delivered while partnering closely with Underwriting, Closing, Compliance, WDTech, and Servicing. Through standardized processes and structured feedback loops with Servicing, the department helps create a cohesive platform where portfolio insights inform front-end execution and reinforce long-term credit discipline. 

The Impact You Will Have  

The GSE Operations Analyst supports the design, execution, and continuous improvement of the GSE Operations platform. This role focuses on workflow analysis, technology support, data tracking, and change implementation across underwriting and closing operations.

The Analyst reports to the VP of GSE Operations and works closely with Underwriting and Closing leaders, Technology, and Compliance to ensure processes are efficient, tools are accurate, and changes are implemented consistently.

Primary Responsibilities 

  • Calibrate and collaborate with GSE Operations Leadership to plan, prioritize, and execute departmental initiatives and projects

  • Coordinate with GSE Operations Leadership to review, update, and streamline processes and procedures

  • Work closely with GSE Operations Leadership to ensure all forms and documents are updated, organized, maintained, and easily accessible

  • Assist with developing training materials and resources

  • Ensure documents and resources in WDConnect are accurate and up to date

  • Support the maintenance and version control of the Sizer, templates, and other operational tools

  • Assist the Compliance team during internal and external audits, QC responses, and provide support for WD Compliance Committee tracking (Asana).

  • Assist the GSE Operations team in promoting the adoption and efficient use of technology platforms across Underwriting and Closing teams; identify opportunities to improve utilization and workflows

  • Assist in driving process consistency by monitoring adherence to P&Ps and by evaluating technology and tool usage; provide actionable feedback and recommendations

  • Assist in developing and implementing creative department personnel and data management processes, including sourcing technology options, and driving creative workflow solutions

  • Foster a culture of consistency, collaboration, continuous improvement, and operational discipline

  • Perform other duties as assigned

  • Attendance is generally required from 8:30 am – 5:30 pm local time, Tuesday through Thursday, with the option to work remotely on Mondays and Fridays 

Education and Experience 

  • Bachelor’s degree in business, real estate, finance, accounting, or equivalent experience

  • 1-2+ years of experience in GSE Underwriting or Closing is preferred

  • Experience in commercial real estate finance or related experience

 
Knowledge, Skills and Abilities 

  • Familiarity with compliance/audit processes and operational risk management

  • Must understand and objectively review Fannie Mae and Freddie Mac Guide changes

  • Ability to accurately and productively handle multiple tasks during time sensitive situations

  • Thorough knowledge of Excel

  • Proficiency in MS Outlook, PowerPoint, Adobe Acrobat and Word, and ability to learn Salesforce and other company software as needed

  • Excellent written and oral communication skills with team members, consultants, lenders, investors, and developers 

  • Strong analytical and problem-solving skills with attention to detail; ability to identify and resolve issues

  • Maintain the strictest confidence when handling confidential and non-routine information and matters

  • Conform with and abide by all regulations, policies, work procedures, and instructions

  • Ability to show ownership of your work, take on challenges and acknowledge growth opportunities, and demonstrate patience when learning new processes 

  • Motivated to take on challenges in a changing environment

This position has an estimated base salary of $65,000 - $75,000 plus a discretionary bonus. An employment offer is based on the applicant’s relevant work experience, applicable knowledge, skills, abilities, internal equity, and alignment with market data.
