About the Role

We are seeking an experienced Director of Site Acquisition to lead data center site acquisition strategy and execution for our US-focused data center portfolio. In this role, you will be responsible for sourcing and evaluating multiple GWs of powered land, powered shell, and turnkey opportunities suitable for large-scale data center developments. You will engage with Data Center Operators, Developers, landowners, brokers, and utilities to negotiate lease agreements and PSA’s, structure JV agreements and assess financeability of deals. You will collaborate with our finance function to structure and execute these deals.

We currently have a US portfolio of >600MW in data center assets, and we intend to expand this to multi-GW scale in the next 12-months. You will be instrumental in ensuring our success in this expansion, and you will work closely with our data center team to ensure sites are appropriate for the scale and design our customers need.

Focus
  • Lead commercial negotiations and deal structuring discussions with landowners/ developers/private equity firms on powered land, co-development JV, and turnkey/ powered shell leasing opportunities

  • Design and present investment structures and financing plans to executive leadership to deploy development capital and be responsible for pre-ownership deal lifecycles

  • Collaborate with the site selection team to take into account their comprehensive technical due diligence as well as power quality, availability, and timeline for the valuation of sites

  • Build and maintain strategic relationships with brokers, landowners and developers to ensure we never miss a site opportunity

  • Build and maintain relationships with banks, non-bank lenders, JV partners, and site / project equity investors so ensure financing across sites

  • Own capacity planning and forecasting across all clients and regions to ensure capacity availability for new and unforeseen projects

  • Lead and mentor site acquisition team members as the organization scales

About You
  • 8+ years of real-estate experience with a focus on data centers, with demonstrated progression in leadership roles, including direct experience structuring and executing data center and powered land deals

  • Successful track record of leading hyperscale data center site acquisitions and commercial negotiations for powered land and site development.

  • Strategic thinker with the ability to develop and execute site selection initiatives at scale.

  • Customer-centric mindset with a strong sense of ownership and a proactive approach to problem-solving.

  • Exceptional communication and interpersonal skills; able to align stakeholders across diverse teams and functions, including executive leadership.

  • Proven track record of closing large/complex real-estate deals and managing multi-site portfolios.

  • Experience building processes and systems to support rapid organizational growth.

  • Travel 20%+ as needed for projects.

The base salary range for this position is $260,000 - $360,000 per year, depending on experience, skills, qualifications, and location. This range represents our good faith estimate of the compensation for this role at the time of posting. Total compensation may also include equity in the form of stock options.
