We are seeking a proactive and data-driven Director, Real Estate Analytics to join the team at A Residential, the property management arm of Alfred, and lead the analytics function across a growing portfolio of multifamily assets. This role is essential in driving performance transparency, guiding operational strategy, and supporting client engagement through high- impact analytics and reporting.

As a strategic partner to both internal operations teams and external owners, the Director will oversee property- and portfolio-level reporting, support business development with data-driven insights, and standardize reporting practices across client types. The ideal candidate has deep experience in multifamily real estate, excellent communication skills, and a consultative approach to supporting diverse ownership needs.

Essential Duties and Responsibilities

Include, but not limited to:

●  Own the analytics function, ensuring accurate, timely, and actionable insights are delivered to property teams and ownership clients.

●  Design and deliver custom and standardized reporting packages that reflect individual owner goals, portfolio strategies, and operational KPIs (e.g., occupancy, rent growth, NOI, expense control).

●  Partner with Regional and Property Managers to interpret data and drive operational decisions aligned with client investment goals.

●  Prepare and present client-facing performance reports on a monthly and quarterly basis, including budget variance analyses, leasing and retention metrics, and capital performance.

●  Collaborate with Business Development and Client Services to support new client onboarding, RFP responses, and pitch materials using relevant data and market analysis.

●  Work with internal stakeholders to guide and validate annual budget assumptions, pro formas, and reforecasts, using internal benchmarks and external market comps.

●  Oversee market research and trend analysis using tools like RealPage, Yardi Matrix, CoStar, or Axiometrics to inform pricing, underwriting, and strategic recommendations for clients.

●  Lead the design and optimization of dashboards and reporting tools, ideally leveraging Excel, Power BI, Tableau, or similar platforms.

●  Provide strategic insight to property teams and clients regarding benchmarking, peer analysis, and performance optimization.

●  Support data integrity and operational efficiency by working with IT and property systems teams to improve data collection, integration, and reporting processes.

●  Maintain strong relationships with ownership representatives and serve as a key point of contact for performance questions, strategic discussions, and presentation of results.

● Mentor or manage a small team of analysts, ensuring quality control and consistency in reporting deliverables.

Qualifications

●  Bachelor’s degree in Real Estate, Finance, Business, Economics, or related field required; MBA or Master's in Real Estate or Data Analytics preferred.

●  7+ years of progressive experience in real estate analytics, asset management, or financial planning & analysis, preferably within a third-party property management company.

●  Strong understanding of multifamily operations, lease structures, budgeting, and operational KPIs.

●  Advanced financial modeling and reporting skills, including familiarity with NOI, IRR, DCF, and capital planning frameworks.

●  Demonstrated experience working directly with clients or ownership groups in a reporting, advisory, or strategy capacity.

●  Deep proficiency with Excel, and familiarity with real estate platforms such as RealPage, Yardi, MRI, or Entrata. Experience with BI tools (Power BI, Tableau) is a plus.

●  Excellent communication skills, with the ability to translate financial and operational data into executive-level narratives and recommendations.

●  Strong organizational and project management skills with an ability to juggle multiple clients and deliverables.

●  Experience developing internal analytics/reporting standards across portfolios or teams is highly valued.

●  Willingness to travel periodically to attend client meetings, site visits, or company leadership sessions.
