DIRECTOR OF MARKETING & BRAND STRATEGY – BUILD THE BRAND. DRIVE RESULTS.

Are you a creative marketing leader who can see both the big picture and the details that make a brand stand out? At JRK Property Holdings, we’re looking for a Director of Marketing & Brand Strategy to lead how our communities are marketed, positioned, presented, and experienced across our national multifamily portfolio.

This role goes well beyond traditional marketing. You’ll own the broader marketing ecosystem, from brand strategy, creative direction, physical presentation, customer experience, reputation, and strategic partnerships to digital acquisition, marketing innovation, and measurable performance. You’ll combine exceptional creative and aesthetic judgment with strong analytical and business instincts to ensure our properties don't just look great. They compete, differentiate, and perform.

What You’ll Be Doing:

  • Own the Marketing Strategy – Lead portfolio-wide marketing strategy, balancing company standards with the positioning, customer, market, and performance needs of each property.
  • Build the Brand & Creative Vision – Own brand standards and creative direction across digital and physical touchpoints, including photography, signage, collateral, uniforms, leasing environments, and overall property presentation.
  • Drive Digital Performance – Oversee digital acquisition across paid media, SEO/SEM, websites, email, ILS platforms, reputation tools, and emerging channels, turning marketing investment into traffic, leads, tours, and leases.
  • Elevate Customer Experience & Reputation – Evaluate the prospect and resident journey, own reputation strategy, and identify opportunities to improve both the customer experience and how our communities are perceived.
  • Use Data to Drive Property Performance – Monitor marketing KPIs, competitive trends, and property performance to identify opportunities, optimize spend, and develop targeted strategies alongside Operations and Asset Management.
  • Create Partnerships & New Opportunities – Develop relationships with local employers, universities, retailers, service providers, and other organizations that can generate referrals, enhance the resident experience, and differentiate our communities.
  • Push Marketing Forward – Stay ahead of trends, competitors, technology, and new marketing channels, bringing fresh ideas and opportunities for JRK to test, adopt, and improve.
  • Lead the Team & Our Partners – Develop the marketing team and oversee agencies, creative partners, technology providers, and other vendors while establishing clear standards, accountability, and scalable best practices.

Qualifications

Required Skills and Abilities

  • Demonstrated ability to develop and execute comprehensive marketing and brand strategies across multiple locations, properties, brands, or markets
  • Strong creative and aesthetic judgment with experience evaluating and directing branding, photography, collateral, signage, digital creative, and other customer-facing materials
  • Strong understanding of digital marketing strategy, including paid search, paid social, SEO/SEM, websites, retargeting, email marketing, and digital lead generation
  • Experience using marketing analytics and performance metrics to evaluate effectiveness, identify opportunities, and make data-driven recommendations
  • Understanding of customer experience, reputation management, online reviews, and their impact on brand perception and business performance
  • Ability to develop and evaluate strategic partnerships, customer acquisition opportunities, and programs that enhance brand or customer experience
  • Experience managing marketing budgets and evaluating marketing investments based on performance and business objectives
  • Experience managing agencies, creative partners, advertising platforms, technology providers, and other external vendors
  • Ability to translate broader brand strategy into scalable standards while recognizing when individual markets or properties require a differentiated approach
  • Strong understanding of marketing technology, CRM, lead attribution, analytics, reputation platforms, and digital customer journeys
  • Excellent written and verbal communication skills with the ability to present creative direction, strategy, performance, and recommendations to senior leadership
  • Strong organizational and project management skills with the ability to manage multiple priorities across a fast-paced, multi-site environment
  • Demonstrated leadership skills with the ability to develop team members and influence cross-functional partners
  • Proficient in Microsoft Office Suite; experience with major digital advertising, analytics, CRM, and marketing platforms required

Education and Experience

  • Bachelor's degree in Marketing, Business, Communications, Advertising, Digital Media, or related field preferred
  • Minimum of 7+ years of progressive marketing experience with demonstrated responsibility across multiple areas of marketing strategy, brand, digital, creative, or customer experience
  • Minimum of 2+ years of experience managing or leading marketing professionals, agencies, vendors, or cross-functional marketing initiatives
  • Experience managing marketing across multiple locations, brands, properties, or markets strongly preferred
  • Multifamily housing, real estate, hospitality, retail, lifestyle, or other multi-location consumer marketing experience strongly preferred
  • Demonstrated experience developing marketing strategies with measurable business outcomes required
  • Experience partnering with Operations, Asset Management, Sales, Revenue Management, or similar business functions preferred

Preferred Qualifications

  • Direct multifamily, property management, hospitality, or real estate marketing experience
  • Experience managing brand and marketing strategy across a large multi-state or multi-location portfolio
  • Experience with multifamily ILS platforms, reputation management platforms, property websites, leasing CRMs, and digital marketing technology
  • Experience developing or repositioning property, hospitality, residential, retail, or consumer-facing brands
  • Experience developing local partnerships, preferred employer programs, customer benefits, or other creative acquisition and experience initiatives
  • Experience building or scaling marketing standards, reporting, processes, teams, or technology infrastructure
