An organized and detail-oriented Real Estate Development Analyst, who will support our Development team in building and managing various real estate development and acquisition projects. This person will be responsible for performing deep financial, quantitative, and qualitative analyses, coordinating development and investment initiatives and supporting transactions from inception to close. The Real Estate Development Analyst is a total modeling rock star with deep knowledge and love of real estate and hospitality.

What You'll Do

  • Prepare quality underwriting, financial models, investor returns, due diligence, and other analyses to assist with the timely evaluation of new development projects and investments with minimal oversight
  • Prepare internal and external presentation materials and documents (e.g., investment committee presentations, offering memorandums, LOIs, lender materials, etc.)
  • Perform market research and real estate comparable analyses
  • Research trends and identify opportunities/risks within both current and potential future markets, asset classes, value chain partners, and the competitive landscape
  • Support team members in coordinating communications, developing organization tools & project management protocols, and other supporting functions
  • Develop and maintain a strong working knowledge of AvantStay’s internal data and dashboards, and cross-departmental functions and personnel
  • Work closely with senior management in creating new revenue streams and expansion opportunities

What You'll Bring

  • Bachelor’s Degree with strong academic track record
  • 2+ years in investment banking, private equity, real estate investing / acquisitions, underwriting, or related fields. Real estate and/or hospitality experience preferred
  • Advanced Excel financial modeling skills required; high proficiency in PowerPoint and other Microsoft Office applications (Word, Outlook)
  • Deep knowledge of real estate and/or hospitality investment analysis, financial modeling, valuation, and metrics, including but not limited to: Financial modeling: capability of building complicated lending, equity/ownership, operating performance, GP/LP waterfall structures, sensitivity tables, and scenario analyses; Metrics: IRR, NPV, cash flow, ROI, levered/unlevered yield, cash-on-cash, yield-on-cost, NOI, cap rate, ADR, occupancy, etc.
  • Preferred working knowledge of: Real Estate development: entitlements, due diligence, land, construction, and development costs; Multi-unit development: SFRs, master-planned communities, apartments/condominiums, mixed-use developments, and/or hotels; Project financing: construction loans, permanent loans, refinancing, and creative deal structuring; Travel Industry: travel trends, hospitality, hotels, tourism, and the short-term and vacation rental market
  • Ability to synthesize, summarize, articulate, and present complex ideas and analyses effectively, both orally and in deliverable formats
  • Ability to adapt to changing and ambiguous situations as well as to work within a fast-paced, hyper-growth environment
  • A desire to learn, grow and assume responsibility for large development projects and investments on a national scale
  • Highly self-motivated and solution-oriented while also humble and open to feedback, with a positive can-do attitude
