The Capital Markets Associate will be responsible for supporting strategic debt initiatives, financial modeling, and credit underwriting processes. This role will play a critical part in maintaining and enhancing the Company’s secured loan portfolio, driving analytics to support debt strategies, and partnering cross-functionally with internal stakeholders to support capital markets transactions. The ideal candidate will possess strong analytical capabilities, a detail-oriented mindset, and a collaborative approach to managing complex financial projects in a dynamic environment.
WHAT YOU WILL DO:
Coordinate, manage and support Capital Markets in analysis, credit underwriting and presentations for both internal and external constituents.
Manage and maintain the existing secured loan portfolio and analyze new secured loan options and scenarios.
Monitor debt covenant compliance for the entire portfolio to ensure the Company is in compliance on all loan agreements.
Review loan documents and negotiate the Company’s key terms and structure for secured loans.
Create and manage various forecasts, scenario analyses, and ad hoc models for the department.
Collaborate with Accounting, Finance, and Operations Teams as it relates to Capital Markets transactions or functions.
WHAT YOU WILL NEED:
Bachelor's degree (BA/BS) from a four-year college or university in Economics, Finance or related field; CFA or advanced degree a plus.
3+ years of experience in financial analysis or credit underwriting, commercial real estate or institutional banking industry experience.
Professional experience in building and maintaining complex financial models.
Extensive knowledge and experience with Microsoft Office (particularly Excel, but including Word, PowerPoint, etc.); experience with VBA, Power Query, Python is a plus.
Strong analytical, organizational, attention to detail and accuracy, written and verbal communication skills.
Self-motivated with strong interpersonal skills and effective collaborative working style.
Familiarity with Yardi Voyager software is a plus.
WHAT THE JOB REQUIRES:

Work is primarily conducted in an office setting. Requires sitting at a desk or workstation for extended periods. Involves the use of standard office equipment such as computers, phones, and printers.
The position includes in-person work requirements consistent with the hybrid policy located at Essex's corporate office in Irvine. The hybrid policy is subject to change at Essex’s sole discretion.
Minimal travel may be required for occasional meetings, training, or conferences.

The pay range for this position is $104,000.00 - $156,000.00 per year. New hires generally start between $104,000.00 - $131,000.00 per year. The final salary offer will be determined after reviewing relevant factors, including but not limited to skill sets; relevant experience; internal equity; and other business and organizational needs.This role is also eligible to participate in Essex’s discretionary Annual Bonus program that is commensurate with the level of the position.Top Skills
