Department: Agency Operations
Reports To: Agency Operations Manager
FLSA Status: Non-Exempt
Management: No
Salary Range: $65,000 - $75,000
PRIMARY FUNCTIONS: The Mortgage Loan Closer is responsible for preparing, reviewing, and finalizing loan closing documentation to ensure accuracy and compliance with regulatory requirements and company policies. This role plays a critical part in delivering a smooth closing experience for borrowers and partners.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Audit file for completeness and accuracy
- Coordinate with brokers, escrow/title companies, and/or attorneys to schedule closings
- Prepare loan documents and ensure closing package is complete and fully compliant with federal, state, and investor guidelines
- Coordinate with settlement agents for timely funding and disbursement
- Audit executed loan documents, including HUD and TILA sections of loan packages to confirm proper execution, accuracy and compliance
- Verify accuracy of fees, payoffs, and funding amounts
- Follow up on documentation discrepancies, and communicate effectively to correct issues
- Prepare funding figures and request wire for funding after balancing with settlement agents
- Confirm all prior to funding conditions are satisfied
- Manage loan data, indexing accurately and according to company policies and procedure
- Maintain detailed records and update LOS as required
- Provide exceptional customer service to internal and external stakeholders

EDUCATION:
- High School Diploma or equivalent
EXPERIENCE:
- Minimum of 3 years of recent experience as a mortgage loan closer
- Strong knowledge of mortgage documentation, compliance, and closing procedures.
- Proficiency in loan origination systems and Microsoft Office Suite.
- Excellent attention to detail and organizational skills.
- Experience with conventional, FHA, VA products
- Thorough knowledge of first mortgage real estate lending practices, including current federal regulatory requirements and state regulations
- Experience with USDA, and DPA products preferred, not required
PHYSICAL REQUIREMENTS:
- This position is in an office setting with computer and general office equipment. The position requires the ability to move freely around within the department and other department locations
