The Contruction Manager will be responsible for leading the day-to-day construction operations at our HQ. We are looking for an individual who is comfortable with wearing many different hats and has an intellectual and positive approach to the responsibilities required for this role.

 

RESPONSIBILITIES:

  • Manage general contractors and direct subcontractors in support of facility construction projects.
  • Implement miscellaneous building repair and maintenance projects as required.
  • Prepare cost estimates/forecasts, schedules, correspondence, contracts and purchase agreements for ongoing services and projects.
  • Acquire vendor proposals and negotiate pricing as well as contracts and supervises vendor services

 REQUIREMENTS:

  • BA/BS in business, engineering, construction, or other technical related field
  • 5+ years of related experience with facilities construction. 
  • Experience with CMMS, AutoCAD and Adobe Pro highly preferred
  • Must know how to read and interpret architectural and engineering drawings
  • Experience at guiding structural, electrical and civil engineers to facilitate the installation of factory machinery
  • Expereince managing the whole sub-contractor, construction and permit process
  • Excellent verbal and written communication
  • Understanding of governmental compliance: Building Permits, Building Inspectors, Fire Marshall Inspections, Title 24 Compliance, and permitting, Waste water permitting and sample basin placement, ADA
  • Understanding of equipment maintenance: HVAC service contracts, Switchgear annual maintenance, scheduled sewer water jetting, electrical system maintenance and load surveys
  • Understanding of safety regulations and compliance practices: Confined space requirements, fall protection, trench shoring, hazardous material exposure, hazardous material storage and hazardous waste storage, OSHA, Cal OSHA, NEC, NFPA
  • Understanding of computer room and network systems: UPS systems, cabling and IDF support, access control systems, redundant HVAC systems, wire management systems
  • Understanding of lease compliance requirements: Construction plan permitting and owner review, site maintenance, landlord deficiencies
