WHAT YOU’LL WORK ON

Qualia needs a Senior Title Examiner who's ready to shape the future of title examination technology. Working closely with our Product team, you'll leverage your examination expertise not just to review titles, but to architect better ways of working. Your examination work will be purposeful, focusing on testing innovations that will make title examination faster, more accurate, and more efficient.
In this strategic role, the Senior Title Examiner will collaborate closely with internal stakeholders to help define standards, evaluate examination logic, and provide insights based on deep industry experience. The ideal candidate brings strong underwriting judgment, a keen eye for detail, and a passion for improving how title work gets done.

RESPONSIBILITIES
  • Perform title examinations on real estate transactions across multiple states for the purpose of validating system outputs and refining internal standards
  • Review and analyze public records, title searches, and supporting documents to confirm ownership, encumbrances, and title defects
  • Collaborate with product, operations, and technical teams to ensure accuracy and consistency of examination processes
  • Provide strategic input into examination workflows, system logic, and issue resolution frameworks
  • Apply sound underwriting principles to assess risk and identify curative needs
  • Maintain documentation of test results and decision-making logic to support internal development efforts
  • Participate in cross-functional feedback loops to continuously improve quality, consistency, and efficiency
  • Contribute to knowledge-sharing, training, and the development of scalable best practices for title examination
YOUR BACKGROUND THAT LIKELY MAKES YOU A MATCH
  • 7 or more years of experience in title examination or title underwriting, with a strong understanding of multi-state examination practices
  • Expertise in identifying chain of title issues, encumbrances, and risk factors
  • Comfortable operating in a dynamic environment that involves testing, feedback, and system-level thinking
  • Familiarity with curative processes and underwriting responses to common title issues
  • Excellent analytical, organizational, and written communication skills
  • Strong strategic thinking and ability to assess and recommend improvements to workflows and processes
  • Experience with multiple title search platforms, title production software, and underwriting guidelines
  • Self-motivated and able to work independently while collaborating across teams
  • Experience with Qualia’s software and suite of products preferred

This role has a base annual salary of $85,000.00 to $95,000.00, plus a competitive equity and benefits package. (Salary to be determined by relevant experience, location, knowledge, and skills of the applicant, internal equity, and alignment with market data.)
