Come and oversee Procore’s global real estate and facility operations consisting of approx. 200,000 square feet of leased space in 9 locations worldwide! Partner with the Workplace Experience Team to provide the best in class employee, client & vendor experience.

Major Responsibilities/Activities

Manage Procore's global real estate portfolio. Develop site analysis, make recommendations for real estate strategy based on business needs and market conditions, which support the company’s objectives, and execute the approved strategy.

  • Work closely with Procore’s real estate broker/advisor to develop market surveys, market statistics (trends, vacancies, etc.), financial models and overall summaries for the specific project.
  • Review lease proposals and counter proposals, review and approve letter of intent (LOI), review leases, consult with legal and finance team on terms and conditions. Manage relationships with building ownership and property management across portfolio to insure compliance with lease terms.
  • Ownership of the company’s facilities occupancy costs, budget and forecasts. Prepare and gain approval for annual Capital and Expense budgets. Work with finance team to monitor cash flow expenses and review CapEx budget monthly.
  • Review, benchmark and monitor operating and tax expenses (NNN, CAMs) to ensure they are consistent with the Lease terms and with market conditions.
  • Manage and make recommendations for capital project budgets for global portfolio expansion.
  • Consistently review and manage space and finish standards to ensure operational efficiency and consistency throughout all Procore offices.
  • Partner with Finance, Accounting, and Purchasing to ensure alignment with business financials, forecasting and budgeting.
  • Partner with Technology to ensure networking, AV, telecommunications, and security support and are in alignment with company infrastructure and network security requirements.
  • Manage OfficeSpace, a SaaS facility management platform to ensure operational efficiency and accurate data for reporting.
  • Develop construction budgets and schedules, as required.
  • Negotiate and manage direct vendor/partner contracts (i.e architect, general contractor, subcontractors, furniture, cabling, security, A/V, gym equipment, vehicles, etc.).
  • Oversee capital projects, manage budget and schedule expectations with leadership including finding, inquiring, and negotiating new/existing lease agreements (new leases and lease amendments).
  • Assess need for external resources, maintain effective relationships with design and real estate consultants plus GCs and subcontractors.
  • Collaborate with staff performing space planning functions including the coordination of internal moves, relocations, and decommissioning of vacated offices.
  • Lead team in management of the overall safety and security of the facilities.
  • Manage facilities team to include maintenance and improvement of all locations.

 

Job Requirements

  • 10+ years of facilities management experience with a multi-location organization.
  • Extensive experience reading blueprints, background in new facility construction.
  • Space planning and design experience, CAD experience is a plus.
  • Strong knowledge of OSHA, building trades, union rules and regulations, environmental compliance and building codes.
  • Excellent organizational and project leadership and management skills.
  • Ability to adapt to change and different ways of doing things quickly and positively; deal effectively with a variety of people and situations; manage and lead multiple projects at the same time; appropriately adapt to one's thinking or approach as the situation changes; thrive in a fluid environment and work effectively in ambiguous situations.

Additional Knowledge, Skills, and Abilities

  • Skilled with Excel, MS Project, and other technologies for use in budgeting, scheduling and communicating and presenting information for decision making purposes.
  • Moderate global travel, as required.
  • Excellent verbal and written communications skills with all levels of management.
